Qualico, an award-winning real estate developer in Canada and the US, had built a successful, vertically integrated residential business known for quality and service. Its decentralized structure and strong culture enabled agility amid external pressures. However, in 2024, rising labour shortages, supply chain issues, and regulations placed the company at a crossroads. Management now faced key questions about future growth, operational efficiency, and problem-solving under stress. As Qualico evaluated whether its culture and structure supported its goals, chief executive officer Kevin Van reflected on what changes might be needed to meet industry demands and sustain the company’s momentum.

Learning Objectives
